POWER-CAPACITY INTELLIGENCE FOR AI INFRASTRUCTURE
Find scarce power.
Prove the MW.
Power Scout identifies overlooked industrial sites, verifies the evidence behind every capacity claim, and delivers decision-ready intelligence for data-center development.
Our standard: announced, queued, historical, and speculative MW never count as available power.
ACTIVE BUYER SEARCH · MAINE
Confidential Northern Maine hydro-powered opportunity
A large former industrial campus with on-site hydro generation, an on-property substation, two fiber providers on physically separate routes, and previous data-center use.
Verification status: Power Scout has not reviewed the supporting power documents. Tenant-funded substation upgrades are expected. Wetlands and environmental remediation requirements are present, with owner-represented cleanup funding. No LOI has been reported, although multiple parties are evaluating the opportunity. Site identity is disclosed only after buyer qualification, NDA, and customer-registration acknowledgment.
BUILT FOR DECISIONS, NOT ANNOUNCEMENTS
From overlooked site to verified opportunity
Every lead moves through the same disciplined evidence gate before it can reach a buyer.

| Level | Main question | Deliverable | Price |
|---|---|---|---|
| 1 · Power Screen | Is this site worth pursuing? | Public-record screen with an Advance, Hold, or Reject recommendation. | $7,500 |
| 2 · Verified Capacity Dossier | What can actually be proven? | Evidence-backed capacity, ownership, utility, infrastructure, and permitting dossier. | $25,000 |
| 3 · Full Site Verification | Is it ready for a buyer and transaction? | Buyer-ready verification, follow-up, risk register, and licensed-partner handoff package. | $50,000 |
Level 1 does not verify available MW. Claimed, historical, announced, or queued capacity receives 0 usable-MW credit until authoritative evidence confirms capacity, location, timing, and deliverability.
Power Screen
$7,500Answers: Is this site worth pursuing? Confirms the site and reported owner, reviews historical power and grid context, flags major risks, and issues an Advance, Hold, or Reject recommendation. If no database site fits, the fee includes a targeted search.
Verified Capacity Dossier
$25,000Answers: What can the evidence support? Includes a permit register listing each likely approval, responsible agency, current status, evidence reviewed, estimated timing, and unresolved risks.
Full Site Verification
$50,000Answers: Is this ready for a serious buyer? Adds active follow-up, a sequenced permit action plan, responsibilities, dependencies, estimated timing, buyer-fit analysis, and transaction handoff.
LEVEL 2 VS. LEVEL 3
Know what permits exist—and what happens next
Power Scout never implies that permits are resolved. Every approval is shown with its real status and the work still required.
What is required and where does it stand?
- Permit or approval name
- Responsible agency
- Reason it is required
- Current status and evidence
- Expected processing time
- Risks and missing information
How do we move it toward buyer readiness?
- Required steps in sequence
- Owner, buyer, and adviser responsibilities
- Documents and studies needed
- Dependencies and critical path
- Estimated start and completion timing
- Open issues clearly disclosed
| Approval | Status | Responsible party | Estimated timing | Next step |
|---|---|---|---|---|
| Zoning confirmation | Existing / confirm | Owner + municipality | 2–4 weeks | Obtain written zoning determination |
| Environmental review | Study needed | Owner + consultant | 2–6 months | Define study scope and site history |
| Utility service approval | Not confirmed | Utility + customer | 6–18+ months | Submit load profile and study request |
| Construction permits | Later phase | Buyer + design team | 1–4 months | Complete design and engineering package |
Level 3 does not guarantee government or utility approval. Its purpose is to show the most supportable path, likely timing, dependencies, and unresolved risks before a buyer commits substantial capital.
FROM VERIFICATION TO TRANSACTION
Advance credible facilities to qualified local brokers
Power Scout prepares the evidence. An appropriately licensed broker handles the regulated transaction work in the property’s jurisdiction.
Verify the opportunity
Research the site, power, ownership, permitting, infrastructure, timing, risks, and buyer readiness under a separate consulting scope.
Authorize the handoff
The owner decides whether to pursue a sale or lease and selects an appropriately licensed commercial broker.
Run the transaction
The local broker handles representation, marketing, pricing, solicitation, negotiations, offers, disclosures, and closing.
Pay an agreed referral
Where permitted, the local brokerage pays Power Scout’s Florida brokerage under a written referral agreement. Terms are agreed before the introduction.
Fixed fees pay for defined research and verification deliverables, whether or not a property closes.
A separate closing referral may be paid only where the property state’s law and written brokerage agreement permit it.
Clear boundary: Outside Florida, Power Scout does not act as the listing or selling broker and does not provide regulated representation, pricing advice, negotiation, offer, or closing services. Final agreements and compensation structures require state-specific legal and brokerage review.

450 sites researched in advance
Every site includes a $7,500 Power Screen draft. Evidence gaps remain visible and historical generation never counts as available site power.
LIVING INVENTORY
The original 450 sites are a starting point—not a permanent limit.
Power Scout adds newly discovered sites, corrects outdated records, and keeps every change tied to a source and review date.

LEVEL 3 · ACTION PLAN
Move evidence in the right order

- Days 6–9Reconcile environmental obligations, water/discharge capacity, fiber routes and utility dependencies.
- Day 10Issue Advance, Hold or Reject. Credit MW only from authoritative capacity-and-timing evidence.

Authoritative places the team must check
Pilot rule: A legacy permit, historic mill load, announced project, prospective sale, or interconnection claim does not establish a transferable approval or currently deliverable MW. Each item must be tied to an authority, identifier, status, date, conditions, source, responsible party, and next action.

HUMAN BACKUP
Power Scout research team
Power Scout researches and organizes. The team verifies evidence and manages licensed-partner handoffs.
Research and verification
Search capacity, organize evidence, score opportunities, track permits, analyze data-center fit, prepare the buyer-readiness package, and identify qualified local brokers.
Transaction execution
An appropriately licensed broker in the property’s jurisdiction takes over representation, marketing, pricing advice, negotiations, offers, disclosures, and closing.
COMPENSATION PATH
Research fees stay separate from brokerage referrals
Power Scout’s consulting fees pay for defined research deliverables. Where legally permitted, any transaction referral is documented in advance and paid brokerage-to-brokerage—not as an unlicensed success fee.
- Verify the opportunity
- Confirm the local broker’s active license
- Execute the written referral agreement
- Let the local broker control the transaction
- Receive the agreed referral through the brokerage
Announced MW is not available MW. Every opportunity must be verified against utility, ISO/RTO, FERC, regulatory and company evidence before it is presented as deliverable capacity.
